The big question that comes up when you finally find a home and layout you truly love—the price fits, the design is perfect, the incentives sound great, and the neighborhood checks all your boxes—is this: Are they a good builder?

With so many options out there, it can feel like a big risk to commit to just one builder.

In today’s post, I’ll share the experiences my clients have had with Chesmar and how I would rate them compared to similar home builders.

For context: I’m a realtor in the Houston area specializing in new construction homes, and I’ve helped over 50+ families build with production home builders. So, I know a thing or two. 🙂

Why Chesmar Homes Stands Out

1. Good Value

One of the best things about Chesmar Homes is the value they offer. While they’re not a top-tier builder (you can read my article on builder tiers here), they are one of my absolute favorite mid-tier builders.

You get a quality-built home with modern finishes, all at a price that’s hard to beat. For example, if you were to build a similar floor plan with David Weekley or Highland Homes, you’d end up paying significantly more for comparable interior finishes.

2. Easy Process

Chesmar simplifies the building process, and that’s a huge win for buyers. Instead of overwhelming you with dozens of upgrade and design appointments, everything is handled in the model home. This saves you time and cuts costs, as they’ve eliminated the need for a separate design center.

It’s straightforward, efficient, and perfect for buyers who don’t want to juggle endless design decisions.

3. Good Quality Build

While I’m not an engineer, I rely on the feedback of trusted home inspectors and construction professionals. Across the board, Chesmar gets high marks for solid construction. In fact, I’ve worked with a construction manager who built their own home with Chesmar because of the quality they offer. That speaks volumes.

4. It’s a Good Company

Chesmar’s reputation extends beyond their homes—they also take care of their employees. A company that values its people tends to value its customers, too. It’s a refreshing difference compared to some of the corporate builders out there.

5. They’ll Negotiate

If you’re buying an inventory home (one that’s already built), Chesmar is more open to negotiation than many other builders. I’ve seen clients secure great deals simply by working with a knowledgeable realtor who can advocate for them.

But It’s Not All Perfect…

The In-House Lender

Chesmar’s in-house lender, CLM Mortgage, can be a sticking point. While the incentives they offer are good, the interest rates tend to be higher than what some buyers are qualified for elsewhere.

I’ve also had clients mention disorganization during the lending process, such as repeated requests for documentation. If you decide to go with their lender, just be prepared for a bit of back-and-forth.

What to Expect During the Build Process

Overall, my clients’ Chesmar homes have closed on time, with no major delays. Like any builder, you’ll find minor items on inspection reports, but nothing serious or alarming.

Resale and Appreciation Tips

When it comes to long-term value, here are a couple of things to keep in mind:

  • Neighborhood Matters Most: The community you choose will impact resale value more than the builder itself. Look for areas with strong amenities and growth potential.
  • Townhomes vs. Single-Family Homes: Chesmar builds both. It’s important to weigh the pros and cons based on your lifestyle and long-term goals.
